Warner half houses, one roof, two owners, and a shared drainage run
Walthamstow and Leyton were built out densely between about 1880 and 1910, and within that stock Waltham Forest has a building type that barely exists elsewhere in London at the same scale. The upper flat will not allow access for testing. What can be established from below?
More than people assume, though not everything. From the lower dwelling the ceiling can be moisture mapped to establish the extent and the gradient, thermography can be run to look for a linear signature that indicates a charged run rather than a diffuse spread, and the pattern of wetting can be logged over time against use of the property above, which is informative in itself. The shared below ground drainage can be dye traced from the lower dwelling's own gullies, and the roof and any gutter can be flood tested externally without entering the flat at all. What cannot be done from below is fixture testing, and a lease will normally contain a covenant permitting access on reasonable notice for the purpose of investigating and repairing, which is usually the route to take once the external and below testing has been documented.
Both dwellings discharge into one soil stack. What fails on a shared stack?
Most often the connections rather than the pipe, and where the stack is external, which it frequently is on this stock, the failures are visible if anyone looks. Branch connections to a cast iron stack fail at the caulked joint as the packing deteriorates, and a leaking joint discharges down the outside of the pipe and into the wall behind it rather than onto the ground, so the damage is internal while the cause is external. The stack vent terminal above the roof can also be obstructed, which causes the trap seal losses that let foul air and water into the building at appliance level. The tests are to discharge each appliance in turn while the external stack is observed at every joint, and to check the terminal is clear and terminates correctly above any opening.
