Suspended timber floors
Victorian and Edwardian terraces and their conversions
The void under the boards is an air space, which is the one situation tracer gas is made for: the gas rises and concentrates at the breach instead of dispersing. Acoustic work runs alongside it on the original copper. The point of the method is that the boards come up once, over the marked spot, rather than in a line across the room.
Screeded solid floors
Post-war flats, extensions and most underfloor heating retrofits
Water tracks sideways through screed before it surfaces, so the damp patch and the pipe failure are often in different rooms. Moisture mapping records the spread, thermal reads the heat signature of a pressurised loop, and tracer gas on the isolated circuit gives the point you can core to.
Concrete rafts and structural slabs
Estate blocks, new build towers and basement conversions
Nothing here is coming up on a hunch. Gas is introduced at manifold or valve points and the surface is scanned for the concentration peak, which migrates through joints and micro-cracks. Acoustic correlation carries well along metal runs cast into the slab and cross-checks the gas finding.
Shared risers and communal plant
Mansion blocks, purpose-built flats and managed estates
The technical question and the liability question are the same question: is the failure on a demised pipe or communal pipework. Circuits are isolated from the affected flat outward, and the report states which side of the boundary the evidence puts the fault on, in terms a freeholder and a leaseholder can both read.
External supply runs
Detached and semi-detached stock, driveways, long garden approaches
A meter that turns with every internal outlet closed points outside. Correlators and ground microphones trace the run and fix the breach before anything is dug, which matters most where the pipe passes under a resin drive or mature planting. Worth ringing your water supplier first, as the pipe up to the boundary is theirs.

Listed buildings, conservation areas, high-end refurbishments
The access route is planned before the survey rather than improvised during it. Non-invasive scanning does the narrowing, borescope inspection through an existing service penetration confirms it where possible, and any opening up is agreed with the owner and, where relevant, kept within what consent allows.
