That valley is drained by a lined gutter sitting on timber, and in the original construction it discharges through a hopper and downpipe on the party line. A rear bedroom ceiling is staining in one of our Ladder houses. Why test the roof before the bathroom?
Because the geometry makes it the stronger candidate and it is the cheaper test. The valley gutter between the two outriggers is directly above that ceiling, it is lined with material that is often well past its service life, and it is loaded with debris from the rear elevations. The test is direct: the outlet is temporarily plugged, the gutter is flooded to a marked level, the level is checked against the clock, and the ceiling below is moisture read before and after. A gutter that loses level and produces an internal response is proven in one visit. If it holds, the survey moves inside with that possibility formally excluded rather than merely thought unlikely.
The gutter runs over the boundary with the neighbouring house. Does that change what the report needs to contain?
It raises the standard, because the report may end up being read by a neighbour, their insurer, or a party wall surveyor rather than only by you. It should locate the failure relative to the party line, state which elevation and which length of gutter is defective, record the flood test conditions and the timings, and describe the internal moisture readings taken before and after. Where the defective length straddles the boundary, works to the shared structure may engage party wall procedures, and having the technical position documented in advance shortens that conversation considerably. The valley gutter has been there since the house was built. Why would it start overflowing now?
Because the loading has changed even where the gutter has not. A valley between two rear additions collects the runoff from two roof slopes into a single narrow channel with one outlet, and its capacity is fixed by the size of that outlet and the freeboard above the lining. Mature trees in the rear gardens of these streets shed into it, and a partly obstructed outlet reduces capacity sharply rather than gradually. More intense short duration rainfall puts a higher peak flow through the same channel, and once the water backs up above the upstand of the lining it goes over the edge and straight into the roof structure, which is why the fault presents in storms and not in steady rain. A survey should check the outlet size, the freeboard and the condition of the upstand, not just look for holes.
The damp is on a chimney breast. Does that point at the roof rather than the pipework?
Usually, and the stack is worth examining before anything internal is opened. A chimney stack on a terrace of this age is exposed on all sides above the roof line, its flaunching is a sand and cement bed that cracks with thermal movement, its pointing is at the most weather beaten position on the building, and the lead flashings and soakers where it passes through the roof are the most common point of failure on the whole elevation. Water entering there runs down the flue and emerges on the breast at first floor or ground floor level, frequently with visible salting. Where the fireplace has been closed off without a vent, the flue also cannot dry, which makes it worse. The stack is inspected and the flashings tested before any pipework is considered.
