Where the pipe routes are unknown they are established before anything is diagnosed: electromagnetic tracing of metallic runs, a sonde through accessible drainage, thermography while the heating is cycled so the flow and return draw themselves on the wall, and inspection at every existing access panel. The output of that stage is a route drawing that did not previously exist, and it is included in the report. That is often the more durable deliverable, because it stays useful to the freeholder for every future repair, whereas the location of one failure is useful once.
Thermal imaging showed a cold patch on the wall but there was no pipe there. Why?
Because plasterboard fixed on adhesive dabs is not in continuous contact with the wall behind it, and the voids between the dabs behave thermally very differently from the bonded areas. An infrared camera reads the surface, and the surface above a void runs at a different temperature from the surface above a dab, which produces a regular pattern of patches that has nothing whatever to do with moisture. It also means a genuinely wet area behind the board may be entirely invisible, because the void insulates it from the surface being imaged. In dot and dab construction thermography is used to generate candidates rather than to conclude, and the candidates are then checked with capacitance readings at depth and, where necessary, a borescope through a single small hole in the board.
The chimney breast was removed in the flat above but the stack is still there. Can that cause damp below?
It can, and in converted terraces it is a frequent and badly diagnosed cause. Where a breast has been taken out on one or more floors, the remaining stack above is carried on gallows brackets or a beam, and the flue it once served is left open at the top and stopped somewhere below. Rainwater entering the pot or a defective flaunching then runs down inside the flue and emerges wherever the stopping is, which can be a floor or two below the flat that did the work. The old soot deposits are hygroscopic and salt laden, so the affected area reads permanently wet on a conductivity meter. Capping the pot with a ventilated cowl and venting the stopped flue is usually the remedy, and no pipework is involved.
