A Shad Thames conversion is leaking into the unit below and the stain is nowhere near any pipework. Is that normal?
In that construction it is expected. A heavy timber floor on iron beams has a strong directional grain and a set of continuous metal flanges beneath it, and water follows both. It will typically run along the boards, drop onto a beam and then travel the length of that beam before it finds a fixing or a penetration and comes through. The survey works upstream rather than downward: the emergence point is mapped against the column and beam grid, the floor above is moisture mapped along the corresponding beam line to find where the gradient peaks, and the wet services in that zone are isolated and pressure tested one at a time. The grid reference is what makes the finding usable.
The property is within the Dulwich Estate scheme of management. Does that affect a detection visit?
Not the detection itself, which is non contact and internal in almost every case, but it can affect what follows. Where a scheme of management applies, alterations and external works generally require the consent of the scheme managers in addition to any other permission, and that includes the kind of external element a leak survey sometimes implicates, such as rainwater goods, a roof covering or a parapet. The practical effect is that accurate location matters more, because a consent application supported by a report naming a specific defective length of an existing element is a different proposition from one proposing investigative work.
We have been given a drainage survey report. How do we tell whether it is any good?
Look for coding and measurement rather than commentary. A competent survey records observations against the recognised manual of drain and sewer condition classification, so each defect appears as a standard code at a stated chainage from a stated start point, with the pipe diameter and material noted and the direction of travel given. That is what allows a second contractor to find the same defect without repeating the survey. A report consisting of stills and a paragraph of description is not usable in that way, and neither is one with no chainage. Ask also whether the run was cleaned before it was surveyed, because silt conceals defects, and whether a sonde was used to fix the position of any significant defect on the surface, since that is what determines where and whether anything needs excavating.
Water is collecting in the lift pit. Where does that come from?
It is worth resolving quickly because it is a safety matter as well as a maintenance one, and the sources are a short and testable list. The lift pit is the lowest point in the building, so anything that reaches the basement structure arrives there: groundwater through the pit walls or the slab joint, a failed drainage run passing nearby, condensation from the shaft acting as a flue between warm and cold parts of the building, and water discharged from a sprinkler test or a washdown finding its way down the shaft. The water is sampled and tested to separate treated supply water from groundwater, the adjacent drainage is dye traced, and the accumulation is logged against rainfall. Lift engineers will normally not work in a wet pit, so the diagnosis is on the critical path.
