Microbore heating under screed, and the method acoustic cannot deliver
Enfield runs from the Georgian and early Victorian core of Enfield Town through dense late Victorian terraces in Edmonton and Ponders End, a wide belt of 1930s semis across Palmers Green, Winchmore Hill and Enfield Highway, and large post war estates on the eastern side. What unites a lot of the rented stock is the heating retrofit. Central heating arrived in these houses through the 1970s and 1980s, and a great many of those installations used microbore, typically 8mm or 10mm soft copper coils run in continuous lengths from a manifold, very often buried in the floor screed of a kitchen or rear addition with nothing more than a sleeve for protection. Forty years on, those coils fail at points of work hardening and at the compression tails. A property has microbore heating buried in the kitchen screed and the system will not hold pressure. What actually finds it?
A combination, run in a fixed order. Thermography first, with the circuit driven hot and then allowed to cool while the floor is imaged repeatedly, because a coil that is losing water warms and cools differently from its neighbours and the anomaly is visible in the rate of change even when the still image is ambiguous. Then the circuit is drained and charged with tracer gas at low pressure. The gas leaves at the failure and migrates up through the screed and the floor finish, and a surface probe worked on a grid turns the thermal band into a point. Acoustic correlation is generally not attempted on microbore because the geometry does not support a reliable span measurement.
Is it cheaper to abandon a buried microbore circuit than to find the failure?
Sometimes, and a report should tell you honestly when that is the case rather than sell you a survey regardless. If a coil has already failed once, the same work hardening and the same bedding conditions apply along its whole buried length, so a single repair can be a short lived fix. What the detection stage still earns its place doing is confirming that the loss is on the buried circuit at all rather than on the vessel, the relief valve or a visible joint, and establishing how much of the floor would have to be disturbed by a repair. With that in hand the choice between repair and surface rerouting is an informed one rather than a guess.
This is the third joint failure in the same property in two years. Is something other than age causing it?
Repeat failures at joints usually point to a mechanical cause rather than to corrosion, and the two to examine are static pressure and surge. Incoming mains pressure varies considerably across the Lee Valley and can sit well above what a domestic installation needs, which loads every joint continuously. Surge, commonly called water hammer, comes from the momentum of moving water stopping abruptly when a fast closing valve shuts, and modern appliances with solenoid valves close far faster than the taps these systems were designed around. The checks are a static and dynamic pressure reading at an outlet, verification that any pressure reducing valve is present and actually regulating rather than passing, and inspection for arrestors near the fast closing appliances. Fixing the regime is what stops the sequence.
Water is coming up through the kitchen floor after heavy rain. Is that a plumbing leak?
It is much more likely to be surface water finding a route in. Many properties of this age discharge rainwater from the roof into the same below ground system that takes foul drainage, and where that system is undersized, partly blocked or surcharging in storms, the water has to go somewhere and will lift the nearest gully or find a defective joint under the building. The signature is the timing: it correlates with rainfall intensity and stops when the rain stops, which a charged pipe does not. The checks are to observe the gullies and the inspection chamber during heavy rain, dye trace the rainwater downpipes to establish where they actually discharge, and camera survey the run for blockage or collapse before anything internal is considered.
