Everything was pressure tested and held, but the ceiling is still getting wet. What has been missed?
Very often the comfort cooling condensate. A fan coil or a cassette unit removes moisture from room air continuously while it runs, and in a converted period house that condensate almost never has a gravity route to a drain, so it is lifted by a small pump and pushed through narrow flexible tubing to wherever a connection could be found. None of that is pressurised, so it will not appear in any pressure decay test, and it produces a volume of clean water that people routinely mistake for a plumbing failure. The failure modes are a blocked or algae fouled drain tray, a pump that has stopped or lost its float switch, and a tube that has been kinked or pulled off at a joint above a ceiling. It is checked visually and by running the units and watching the tray.
There is a pool and plant room in the lower ground floor. What is checked there?
Rather more than most owners expect, because a pool installation is several charged systems in one room. The circulation pipework runs continuously at pressure, the filter backwash line discharges a large volume intermittently and frequently into drainage that was never sized for it, the balance tank is a reservoir that can leak into the structure without the water level telling you anything useful, and the dehumidification plant produces condensate that is pumped like any other. On top of that, the pool shell itself can lose water, and the way to test that is a bucket test comparing the drop in the pool against the drop in an open container standing in it, which cancels out evaporation. Each of those is a distinct test and they are done in order before the building's domestic services are implicated.
