Water Leak in a Garden or Driveway: Finding It Without Digging the Whole Run

A buried supply pipe can lose water for months without producing a single wet patch. The work that matters happens before any ground is broken: establishing that the leak is on your side of the boundary, and reducing it to one point.
What a leak under a driveway looks like from above
A leak on a buried supply pipe rarely surfaces where the pipe has failed. Water follows the path of least resistance, which in London usually means along the pipe trench itself, along a service duct, or down into a permeable sub base until it meets something it cannot pass. By the time anything shows at the surface it can be several metres from the breach, and under block paving or resin bound gravel it may never show at all.
That is why the visible signs are weak evidence on their own and the meter is strong evidence. A driveway that stays green in August, a persistently damp patch of lawn, a sunken paving slab, moss flourishing in one strip, or a hiss at the internal stop tap when everything is closed are all worth noting. None of them establishes a leak.

The test that settles it
Close every outlet, make sure no appliance is mid cycle and nothing is refilling, then read the meter, wait a fixed interval and read it again. Movement with everything closed means water is leaving the system. Where your responsibility starts: the supply pipe boundary
Before anyone lifts a slab, establish which side of the boundary the leak is on, because that decides who pays for everything that follows. Section 219 of the Water Industry Act 1991 defines a communication pipe as so much of a service pipe as the water undertaker could be, or could have been, required to lay, and a supply pipe as so much of a service pipe as is not a communication pipe. In practice the communication pipe runs from the main in the highway to the property boundary and belongs to the water company. The supply pipe runs from the boundary into the building and belongs to the property owner. Ofwat sets out the same division for household customers.

The boundary stop tap is the marker, not the kitchen stopcock
The boundary stop tap sits in a small chamber at or just outside the property line, often in the footway, under a metal or plastic cover. It is the physical marker of the legal line, and it is not the same thing as the stopcock under the kitchen sink. Confusing the two is the single most common reason a householder concludes the water company is responsible when it is not. A shared supply pipe complicates this further. Victorian and Edwardian terraces across London were frequently built with one supply serving several houses, later split and re-split. On a shared run, a leak is a shared liability and the first task is often establishing which properties the pipe actually feeds before anyone argues about cost.
How water leak detection outside actually works
Once the meter has confirmed a loss, the job is to convert a general fact into a single point. That is done above ground, in sequence, and each stage narrows the search area for the next.
Tracing the pipe before listening to it
You cannot listen usefully to a pipe whose route you do not know. Pipe tracing puts a signal on the line, either directly onto a metallic pipe or through a traceable sonde or flexible rod pushed along a plastic one, and a receiver follows it at the surface. The route is then marked out, along with depth estimates. This step is skipped more often than any other and it is the reason many exploratory excavations miss the pipe entirely. Buried runs in London rarely follow the straight line the deeds imply; they dog leg around old outbuildings, drop under later extensions and pass through ducts nobody recorded.
Acoustic listening and correlation on a buried run
A pressurised pipe leaking water generates sound at the breach. That sound travels along the pipe wall in both directions and radiates up through the ground. Two techniques use it. Ground microphones listen at the surface along the marked route, working from the strongest signal inwards. Correlation places sensors at two accessible contact points on the same pipe, typically the boundary stop tap and the internal stopcock, and measures the difference in arrival time of the same leak noise at each sensor. Given the distance between the sensors and the speed of sound in that pipe material and diameter, the correlator calculates the distance from each sensor to the leak.
Correlation is the technique that makes a buried run tractable, because it does not require the operator to hear the leak from directly above it. It does, however, require accurate inputs. Pipe length, material and diameter all feed the calculation, and a run that is half lead and half plastic because it was partially renewed in the 1990s will produce a wrong answer unless that change is known and entered. Where acoustic and correlation work goes wrong
These are good techniques with well defined failure modes, and any survey that does not acknowledge them is overselling. Knowing the limits is what tells you when to stop listening and change method.
- Plastic pipe damps the signal. Modern MDPE and older polyethylene carry leak noise far less efficiently than iron, lead or copper. On a long plastic run the audible signal may not reach either sensor, and correlation then produces nothing or, worse, a confident answer derived from a noise that is not the leak.
- Depth and cover material attenuate it further. A pipe under 900mm of made ground, a concrete raft or a reinforced resin driveway is much harder to hear than one under 450mm of soil.
- Small leaks may be silent. A weep at low pressure can lose a substantial volume over a month while generating almost no acoustic energy. Where the meter says there is a leak and the microphones say there is not, the meter is right.
- Noise contaminates the result. Traffic, a nearby pump, a passing float valve inside the house, or a second leak on the same run all inject signal. Surveys on busy London streets are often done at night for exactly this reason.
- Wrong inputs give wrong distances. Correlation is arithmetic. Guess the pipe material, miss a change of diameter, or misjudge the length between sensors and the calculated position moves accordingly.
- Two leaks look like one. On an old shared supply it is common to find a second breach only after the first is repaired and the meter still turns.
Where acoustics fail, the usual next step is tracer gas: the pipe is isolated and drained, a hydrogen and nitrogen mixture is introduced, and a detector follows it to where it surfaces. It works on plastic and on silent leaks, because it does not depend on the leak making a noise. It does require the supply to be off for the duration, and it needs cover the gas can pass through, which a sealed concrete slab with no joints will resist.
Why one marked point beats an exploratory trench
The argument for locating before digging is not mainly about the cost of the detection. It is about what happens to the driveway.
An exploratory trench follows the assumed route of the pipe and opens it progressively until water appears. On a lawn that is recoverable. On a driveway it means lifting a running length of surface, and the reinstatement is the expensive part rather than the excavation. Block paving can often be lifted and relaid, but bedding sand and sub base have to be replaced and recompacted, and colour matching a twenty year old block is usually impossible. Resin bound and resin bonded surfaces cannot be lifted at all: the affected area is cut out and a patch is laid, and the patch will be visible. Tarmac patches oxidise at a different rate to the surrounding surface and stay visible for years. Printed or pattern imprinted concrete is effectively unrepairable without a visible seam.

There is a second reason, which is that the route survey finds the other services before a spade does. A front garden in a London terrace commonly carries the gas service, the electricity service cable, a telecoms duct and the foul and surface water drains, frequently at shallow depth and rarely where anyone expects. Striking a gas service is a dangerous incident. Striking an electricity cable can be fatal. Tracing before excavating is a safety step as much as a cost one.
Where a supply pipe is old lead or corroded galvanised steel, a repair at one point may be a short lived fix, and replacement of the whole run becomes the better answer. That is a decision to take with the evidence in hand, not before the survey. Moling a new run between two small pits usually damages far less surface than replacing the old pipe in an open trench.
What to do once the leak is located
Three things run in parallel once you have a point on a plan, and they have different deadlines.
- Arrange the repair. The supply pipe is the owner's, so this is a private arrangement unless the leak proved to be on the company's side. Ask for detection, excavation, repair and reinstatement to be identified separately on the paperwork.
- Tell the water company. Most household leak allowance schemes require the leak to be reported and repaired within a defined window, commonly measured in weeks from identification, and an allowance is normally discretionary rather than guaranteed. - Check the insurance position. Buildings policies frequently include a trace and access extension covering the cost of finding the leak and of the damage caused by getting to it, though it is generally triggered by damage rather than by loss of water alone. It does not cover the failed pipe, and it does not cover the water.
Keep the meter readings, the survey report with the marked route and the located point, photographs of the excavation with the failure visible, and the invoice split by category. That bundle answers the water company's questions about the allowance and the insurer's questions about the claim, and it is far easier to assemble while the hole is still open than afterwards.
The order that saves the most ground
The sequence that costs least is almost always: confirm the loss at the meter, establish which side of the boundary it is on, trace and mark the route, locate the point with correlation or gas, then open one hole. Every step skipped moves the cost from detection, which is cheap, into reinstatement, which is not.
The most expensive version of this job starts with a spade. The second most expensive starts with a repair to the wrong pipe, which is what happens when the route is assumed rather than traced.

Does home insurance pay for finding a leak under the garden?
Sometimes, through the trace and access extension on a buildings policy, which pays for finding the source of an escape of water and for the damage caused by getting to it and putting that back. Most wordings are triggered by damage rather than by loss of water alone, so a buried leak that has wasted metered water without damaging the building may not engage it. The extension never covers the failed pipe itself, or the value of the water lost.
Can I claim back the water lost through an underground leak?
Not from an insurer. Water lost through a leak is dealt with by the water company's leak allowance scheme, which is separate from any insurance claim.
